Subdivision Guarantee

Terms/General Definitions
Property Line Adjustment
The 'adjusting' of two or more properties having a common property line(s), so long as there is no net increase in the number of properties.
Partition
The division of a property into two or three separate parcels.
Subdivision
The division of a property into four or more lots.
Planned Unit Development
A type of subdivision but often including 'alterations' to the development standards by the jurisdiction, such as higher density, additional open space, modified building setbacks, etc.
Condominium
The division of a property whereby individuals own 'airspace' between the walls and the remaining portions of the structure or ground are owned as common area or limited common area.
Easement
A property encumbrance whereby certain rights are granted to another party other than the property owner.
Right-of-way
Property that has been dedicated for public use and generally includes such elements as full street improvements and public easements for utilities and access.
